JANUARY 2012 Applicant was a self employed IT Consultant with a GST registered ABN who wanted to buy an Investment property. Based on Banks normal
"40% or 50% of BAS Sales" formula, the loan did not service. We were able to demonstrate to the Bank that the overheads of his profession were very low and
the Deal was subsequently assessed at "BAS Sales less BAS Expenses" basis and easily serviced. This was an 80% Lend under Low Doc Policy with mortgage insurance.
DECEMBER 2011 Applicant wanted to buy a home to live in with a Company on Title under Full Doc Policy based on 10/11 Tax Returns. We were able to
organise a loan with one of the major Banks who assessed the Deal on 1 years Tax Returns only.
SEPTEMBER 2011 Applicants had a high interest rate Non Conforming loan they wanted to refinance to a standard Low Doc Loan with a major bank.
Based on BAS figures, we were able to refinance with a variable rate of 6.99%. The Bank had no issue with the current loan being a Non Conforming loan.
AUGUST 2011 Applicants wanted to refinance their $2.1m property to 60% of valuation with $300,000 in "cash out". We were able to organise a loan
through a major Bank at a concessional rate of 6.86% (1% under the standard variable rate) with no documentary proof of "cash out" component.
JULY 2011 Applicant was a high nett worth individual with a $22,000,000 property portfolio and wanted to buy a property for $5,000,000 in Sydney.
Applicant required a Low Doc Loan of $2,000,000. We were able to organise a loan with a major Bank at a concessional rate of 6.86% and had the Deal submitted,
assessed, documents issued and the Loan Offer accepted within 7 working days.
JUNE 2011 Applicant was a Public Servant with a high income. He wanted to purchase a home to live in under Full Doc Policy and had been rejected by
several Lenders. We were able to place with a 2nd tier Bank at 7.02% with a free 100% Offset Account as this particular Lender had Policy features that the
other Lenders did not have. We knew the Deal would succeed as we have an in depth understanding of most Lenders Polices (even under Full Doc criteria).
JUNE 2011 Applicant was a high nett worth individual with over $50,000,000 in nett assets. Required a loan of $650,000 against an unencumbered
property worth $1,085,000 for investment purposes. We were able to organise a Low Doc Loan at 6.90% with a free 100% Offset Account with a major Bank
with VERY little paperwork.
MAY 2011 Applicants needed to refinance their current Home Loan to 80% of valuation under Low Doc Policy and required $70,000 in "cash out" to purchase a
vehicle and to do minor cosmetic renovations. Applicant could supply a letter from his Accountant declaring that he could afford to repay the loan. Given that
Applicant did not have up to date BAS Returns and due to the "cash out" amount, we were unable to assist within the Banking network. We were able to secure
a Non Bank Loan over 30 years at around 1% over standard Bank Rates.
MARCH 2011 Applicant had purchased a home for cash using funds "on loan" from his mother. He had several small defaults and wanted to "refinance" the
property to pay back his mother under a Full Doc Loan (he had payslips). After he had been declined by 2 Banks (through other Brokers), we were able to set this
with a second tier Bank at a rate just over 7% because we understood the Banks Policy with respect to this scenario.
FEBRUARY 2011 Applicant wanted to refinance his Owner Occupied home to 60% of valuation to release $350,000 to purchase a luxury vehicle.
We were able to place with a Bank based on Accountant certification of income (No BAS, Tax Returns or Trading figures required). Bank released
the funds direct to the Applicant to enable him to complete the vehicle purchase (Bank did not control disbursement of funds to Dealer at Settlement).
FEBRUARY 2011 Applicant was a Company as Trustee for a Trust looking to purchase an investment property. The structure was extremely complex as
there were primary benficiaries of the Trust who did not want to provide Guarantees (Beneficiaries of convenience). As the Loan was "non coded", we
were able to place the Deal with a Non Bank Lender based on the strength of the primary Applicant/Guarantor at 8.49%.
DECEMBER 2010 Applicant owned a Commerical Building (Wahrehouse woth Office) in Metropolitan Brisbane and wanted to refinance from a Non
Bank Lender (who only provided a 5 year facility) to a "set and foget" facility. We were able to set with a Bank by supplying the latest Lease
Agreement along with evidence of rents received. No other income paperwork was required.
SEPTEMBER 2010 Applicants were looking for pre-approval to but a home on Sydney's Northern Beaches at a 75% LVR for "up to" $1.1m. They had
a GST registered ABN that had been active for over 2 years and $350,000 in cash from the sale of their previous Home 18 months ago. They also could
demonstrate capacity to repay by regular deposits into their Bank Accounts of $15,000 or so per month as well as providing Rental Statements for the
past 9 months showing that they were paying over $1,000 in rent per week and that the rent was paid on time. We had access to a Low Doc Lender
(a Bank) that pre-approved the loan "in house" without referring the Loan to the Mortgage Insurer.
SEPTEMBER 2010 Applicants were looking for a $1.3m loan to purchase a home to live in using the equity in an existing investment property
as the deposit. After trying several Lenders and being rejected because of servicing issues, they approached us and we were able to organise a loan
with a major Lender under Full Doc Policy for the full amount. We explained to the Client that each lender has different Policies with respect to how
they service a loan ... we have in depth knowledge of these Policies and knew of a Lender that had an obscure Policy (not widely published) that was extremely
generous with respect to servicing. Result: A happy customer with a loan at very competitive Rates.
AUGUST 2010 Customer quote: "After 3 years of looking in to doing this, you're the first person to think laterally for us and suggest a solution instead
of 'just get more deposit.'"
JULY 2010-Well known Musician: received an inheritance and wanted to buy his first home. We were able to secure a very favourable Bank Loan
to assist him with the purchase.
JULY 2010-Small Business Owner: needed equity from his home to assist with his de-facto's legal expenses (separation issues from previous husband).
We organised a Bank Loan at very favourable rates based on a letter from his de-facto's solicitor estimating fees to date and fees still payable.
JUNE 2010-Sydney Business Owner: wanted to buy a home to live in but had serious Defaults. We were able to arrange a Non Conforming Low Doc Loan
on his behalf to assist him with the purchase.
MAY 2010-Perth Doctor: wanted to refinance his multi million dollar Owner Occupied home (unencumbered) to 60% of its value to release equity for
property investment purposes. We were able to secure a Bank Loan at outstanding Rates for $2.25m based on a Statutory Declaration specifying Funds usage.
MAY 2010-Brisbane Business Couple: needed to obtain finance to build under a Company/Trust structure for $1.85m (based on 60% of Land and Construction
price). Able to secure Bank Finance at competitive rates.
JAN 2010-QLD Country Dentist: had multiple properties and was looking to refinance to a cheaper rate with "cash out". We were able to assist with a
standard Bank Loan based on a self declared purpose (no proof required).
